Finding Facilities Management Information Online for Asset Management and FM Systems like CMMS, CAFM and IWMS

Facility Management Information OnlineThe best way for Facility Managers to get ahead is to keep on top of the latest issues, solutions, technologies and processes. The internet has made it much easier to access information, with the availability of content from magazines, online portals and blogs. But finding good resources isn’t always easy, since the internet can be cluttered with content.

Two organizations are helping Facility Managers with the search by issuing their own list of resources. I was curious why they did it and of the many resources on the internet, how they narrowed it down to a handful, so I did the easy thing, I asked them.

Steven Hanks, from IWMSnews.com and Stuart Smith from Mintek Mobile Data Solutions gave me some insight into their methodology and process, as well as a little more information about themselves.

FM Leaders Take Care Of Their Own Facility Management Department With Efficient, Effective Space

University of Toronto Facility Management DepartmentFacility Managers often give themselves and their departments the worst space in their facility. It’s sort of like the shoe maker’s children not having shoes. We give good, productive space to other departments, including other support groups like HR, IT, finance and others. Yet we often neglect the needs of our own staff.

In one example, the Facilities department of a major organization who both owns their own property and occupies leased space relocated to basement space in one of their corporate offices to give the better space to other departments. They actually resorted to mounting televisions throughout the office connected to surveillance cameras outside the building so the facility staff could get a glimpse of the outdoor conditions.

In contrast, Ron Swail, AVP University of Toronto,  made his Facility department’s forced move –to make space for another department – into an opportunity.

Postpone Capital Renewal Projects : Double Your Costs And Your Headaches

Capital PlanningI recently visited a facility for a meeting and my experience demonstrated why you need a good capital plan and adequate funding.

At the facility, I had to park in their multi-level above ground parking facility, which was really the only choice unless you wanted a long walk. It was so busy, I ended up on the top level. Good thing it wasn’t snowing out.

Then, I walked to the elevators only to find out they were out of service. Walking down 5 parking levels wasn’t a problem for me, but on my way down, I passed several people working their way up. At least one of them looked like they were struggling.

Any time something fails, there must be a story, so I asked the Facility Manager. It was simple enough, a major component failed in what was a very old elevator.

The Capital Renewal and Deferred Maintenance Rule of Thumb

Capital PlanningI’m not a big fan of the ‘rule of thumb’ for anything except to point you in the right direction. It’s more important to understand the underlying reasons for the rule so when you break it, you do it right.  One of those rules of thumbs is recapitalization or capital renewal.

The figure of 1-2% per year is the one I see the most. On average, this probably makes sense, but who is average?
